IWS signs lease with Antares for waterfront corporate space in Harbor Park

Antares Investment Partners announced it has signed a lease with a wholly owned subsidiary of Rockefeller & Co., Inc., Integrated Wealth Services, to relocate from Rockefeller Center in Manhattan. Integrated Wealth Services (IWS) has signed a 10-year lease for 29,222 rentable square feet on the 8th floor at Stamford Harbor Park.
With this latest lease signing, Antares has pushed the occupancy rate of their 1.5 million square-feet Fairfield County office space portfolio to 83 percent from 74 percent at the time of assemblage in 2007.

Stamford Mayor Dannel Malloy said this is exactly the type of economic development he has been pushing for. “We certainly welcome IWS to Stamford and we are pleased they are part of the resurgence of the South End waterfront. Their lease at Harbor Park demonstrates the City of Stamford is working hard with partners to develop the type of mixed-use space that makes it so attractive to high-quality tenants such as IWS,” he said.

IWS President Roy C. King said Stamford Harbor Park met the criteria for their space and design requirements. “Stamford Harbor Park offers all the amenities and the environment for our company to function effectively and grow over the ten-year term of the lease,” Mr. King said. “Our firm conducted an exhaustive search of multiple properties and multiple markets and concluded that Antares’ Stamford Harbor Park was the best choice in the market.”

Antares co-founder James Cabrera said the deal “validates our underwriting assumptions for these assets and is a testament to our ability to attract high caliber tenants from Manhattan into the Stamford market. Integrated Wealth Services was able to capitalize on our vision for the Stamford waterfront and lease space in one of our premier assets in Harbor Point development in which Harbor Park is located.” The Antares Harbor Point project is one of the largest mixed-used developments in the nation.

IWS was represented by Senior Managing Directors Craig Lemle and Erik Schmall of real estate advisor Studley, Inc.’s Manhattan office, while the property was represented by the leasing team at Antares Real Estate Services.
