Jul 23, 2026

Outdoor lifestyle brand L.L.Bean is coming to Georgia for the first time. Developer EDENS recently announced in that the 114-year-old Maine-based company would make its Peach State debut with a retail anchor in the Lulah Hills development in  Metro Atlanta, which is the former North DeKalb Mall.

L.L.Bean, the iconic outdoor lifestyle brand known for its heritage style and high-quality, durable outdoor apparel and footwear, joins a growing lineup of national, regional and local retail partners. Earlier this year, EDENS announced Publix, Anthropologie, Design Within Reach, Herman Miller, [solidcore], Les Mains Nail Bar, Firepit Pizza Tavern and Honeysuckle Gelato.

The first location to open in Georgia, L.L.Bean will occupy a 15,000-square-foot new building at Lulah Avenue and Oak Tree Road.

“We’re always focused on bringing together brands that complement one another and create places where people genuinely want to spend their time. All new deals start with a conversation about what will make a community even stronger.” said Natalie Abt, Senior Director of Leasing, EDENS. “We’re grateful for the trust L.L.Bean has placed in us, and we’re excited to welcome retailers who share our commitment to creating vibrant, engaging destinations.”

Additionally, local favorite Refuge Coffee is preparing to open in a former fuel station at North Druid Hills Road and Mistletoe Road. Marshalls’ interior improvements are completed and renovations at AMC Theatres are nearing completion, with both businesses remaining open throughout construction. Once finished, the theatre will feature 11 auditoriums with AMC Signature Recliners, along with a new lobby, box office, hallways, restrooms and MacGuffins Bar area. Adjacent to these businesses will be Lulah Hills’ largest community green, Lemon Park, envisioned as the setting for a year-round calendar of events and programming.

The next major milestone arrives in 2027, when Phase I is scheduled for completion and the first wave of retail begins opening. The residential component is also advancing, with construction well underway on Crescent Communities’ Novel Lulah Hills, featuring 303 apartment homes, and Empire Communities’ 92 townhomes—both expected to deliver later in 2027.

Since acquiring the former North DeKalb Mall property in 2021, EDENS has completed demolition and is advancing toward a 78-acre, 2.5 million-square-foot mixed-use destination featuring 320,000 square feet of retail, approximately 1,700 multifamily residences, 92 townhomes and more than two acres of public green space.

EDENS owns and operates 1.1 million square feet of retail in the Atlanta MSA, including Lulah Hills, Toco Hills, Merchant’s Walk, Andrews Square, Buckhead Market Place and Park Place.
