Warren County, Ohio: An Incredible Place to Be

There is a reason “Location, Location, Location” is a timeless adage in real estate.  No amount of incentives can make it worth investing in a site if the people, amenities, and services needed to thrive are not also within attainable reach.  Warren County, Ohio is called “The Incredible County” with good reason.

Located in the heart of the Midwest, Warren County, Ohio is situated between the Dayton and Cincinnati regions.  With a population of 250,000 inside the County’s borders, companies of all sizes and industry sectors call Warren County home.  Small businesses, along with many Fortune 500 companies, have a presence here.  While tourism is the County’s largest industry, resulting in $1.7 billion of annual economic impact, there are also major employers within the bio-health, logistics, and advanced manufacturing sectors.  There is also a heavy presence of professional services throughout the County. 

Due to the location between Dayton and Cincinnati, Warren County’s companies are served by a robust workforce pool.  Over 2.1 million people can be reached within a 45-minute drive.  This workforce is also highly qualified as there are 15 two-and-four-year universities within a 200-mile radius of the County graduating a combined 200,000 students annually.  Another advantage of Warren County’s location is having two international airports (Dayton International/Cincinnati & Northern Kentucky) nearly equidistant to the north and south. 

Warren County features two interstate highways (I-75 & I-71) which provide ample development opportunities.  The ability to reach nearly two-thirds of the US population within a one-day drive makes Warren County a very attractive location for logistics and distribution.  Among others, Amazon, DHL, and Walmart call Warren County home in the Park North Industrial Park in Monroe.  Overall, this Park houses nearly 4 million square feet of space. 

Another development, the C5 Encore Logistics Center, is currently underway within Turtlecreek Township along the I-75 corridor.  As of August 2025, two speculative buildings are vertical totaling nearly 1.6 million square feet.  An additional two or three further buildings are anticipated in future phases which will bring this state-of-the-art logistics hub to 3-4 million square feet of space at full build-out.

Together with regional partners, and the State of Ohio, Warren County frequently participates in efforts for site-readiness, enabling the County to compete at a national and even global level.  Warren County is also taking steps to stay ahead of future business needs with respect to fiber-optic connectivity.  In 2023, Warren County signed into a partnership with Altafiber to build a robust fiber network across the entire County, bringing reliable access to broadband services to every business and residential address. Upon completion, this project will increase the amenities available to residents, be an educational asset to our school districts, and continue to drive economic development throughout our communities.   

Warren County also thrives by providing an environment that is conducive for businesses to invest capital.  Fiscally conservative elected officials provide responsible stewardship of public funds which allows taxes to remain low without compromising services.

When making location decisions, quality of life aspects are crucial considerations.  Warren County is home to many great communities considered among the best and safest places to live in the entire State of Ohio.  Warren County also hosts an annual Masters Series International tennis tournament, the Cincinnati Open, which brings in tourists from across the globe to watch the best players in the world.  This event also brings the eyes of the world to Warren County for two weeks each August.  There are many other cultural attractions as well, such as the Fort Ancient Earthworks site which was recently awarded the UNESCO World Heritage designation.  These are just a few reasons why Warren County is not only a great place to work, but also to live and play!
